Ahmedabad Gandhinagar Metro and its Impact on Real Estate

We are waiting for the results of Lok Sabha election to be announced so Ahmedabad-Gandhinagar Metro Line can take its first trial run. The metro plan for the two cities aims to connect all major commercial points and ease the traffic in general. Sarkhej Gandhinagar Highway is likely to see an improvement in the flow of traffic.

Phase II of the Ahmedabad Metro Rail project has been allotted Rs 6,758-crore by Gujarat government. The metro lines under this phase will connect Mahatma Mandir, Sachivalaya, Gift City and PDPU. The 34.6 km link will be fully elevated and cover 24 stations. A separate line from Pandit Deendayal Petroleum University (PDPU) to GIFT City will link Gift City to the main line. The second phase will also connect Raysan and Sardar Vallabhbhai Patel International Airport. In Gandhinagar, it will join Akshardham, Sector 24 and Mahatma Mandir, which is also close to Gandhinagar railway station. The railway station is likely to get a facelift.

As the old commercial areas are getting saturated, areas lying across SG Highway, Prahlad Nagar, Bodakdev, Satellite, CG Road are new Central Business District of Ahmedabad under Phase I that covers two corridors; North-South and East-West. With prime offices, hotels, retail spaces and Automobile majors in proximity, there would be multiple Metro stations within a 7-km radius.

The first phase of the project, according to the authorities, should finish by the end of 2019, which connects Thaltej, Vastral and APMC to Motera. Thaltej, Sindhu Bhawan Road and Bopal-Ambli road are already booming with property rates as high as 8,000 per square feet for premium properties and are further expected to appreciate.

Localities that will become accessible due to the upcoming metro stations under Phase I are Motera Stadium, Sabarmati, AEC, Sabarmati Railway Station, Ranip, Juna Vajad, Usmanpura, Ashram Road, Nava Gandhigram, Madalpur, Paldi, Anjali, Vasna, APMC, Thaltej, Doordarshan Kendra, Gurukul Road, Commerce Six Road, Stadium, Ashram Road, Shahpur, Gheekanta, Kalupur Railway Station, Kanakaria East, Apparel park, Amraiwadi, Rabri Colony, Vastral and Nirat Cross Road.
